Orange County Choppers Building for Sale; Teutel Tenants Included

Looking to invest in some real estate in the Hudson Valley? Then consider this 61,305 sq-ft. property right by the highway about 60 miles outside New York City. The catch? It comes with a tenant, one Paul Teutul Sr. and Orange County Choppers.

OCC’s headquarters, 14 Crossroads Court in Newburgh, NY, is up for sale, March 7-9 on Auction.com. The building was constructed in 2008 for $12 million but the auction will start with an opening bid set at just $900,000.

The auction winner will take on the tenant, OCC, which recently signed a 10-year lease; OCC lost control over the property in late 2011 after facing foreclosure for missed mortgage payments. The building will also be the setting for OCC’s latest reality show, “Orange County Choppers: American Made”, debuting Feb. 20 on A&E. OCC occupies about 64% of the building, with a mix of industrial space, retail and dining areas as well as a bowling alley. The entire second floor is vacant, however, and the new owners can lease it out to other tenants.
